Frequently Asked Questions (FAQs)
Welcome to our FAQ page. Here you’ll find answers to some of the most common questions our customers ask about drainage. If you can’t find the information you’re looking for, please don’t hesitate to contact us — we’re happy to help.
How do i know if i have a blockage?
Typical signs include slow-draining sinks or toilets, unpleasant odours, gurgling sounds from plugholes, and water backing up into sinks or showers. You may also notice standing water around manholes or gullies. If you spot any of these issues, contact us as soon as possible before the problem worsens or causes damage to your property.
What causes blocked drains?
The most common causes are fat, oil, and grease buildup, food waste, wet wipes, hair, soap scum, or even tree root intrusion. Over time, these materials can cling to the inside of pipes, causing partial or complete blockages. In older drainage systems, structural problems like collapsed or cracked pipes can also be a factor. We use CCTV drain surveys to identify the exact cause and location of any blockage before recommending the most effective solution.
How do we unblock drains?
We use a range of professional methods depending on the cause and severity of the blockage. Our most common technique is high-pressure water jetting, which blasts through obstructions safely without damaging your pipes. We also use mechanical rodding, drain snakes, and root cutting equipment for tougher jobs. Every blockage is assessed individually to ensure we use the most effective and non-invasive method possible.
What is the difference between a septic tank and a sewage treatment plant?
A septic tank stores and collects waste before releasing the liquid effluent into a soakaway or drainage field, while a sewage treatment plant uses an additional aeration process to treat waste more thoroughly before discharge. Sewage treatment plants are often required for properties without mains drainage, especially under newer Environment Agency regulations.
How often should a septic tank be emptied?
We recommend having your septic tank emptied and serviced every 12 months to prevent blockages, overflows, and unpleasant odours. Regular emptying ensures the system continues to work efficiently and remains compliant with UK environmental rules. We would also recommend a wash down/de-sludge every 2 years as solids will start to build up at the bottom of the tank
How do I know if my septic tank needs maintenance?
Warning signs include slow draining toilets, foul smells near the tank or soakaway, gurgling noises, or wet, soggy patches in your garden. If you notice any of these issues, your tank may be full or damaged and should be inspected by a professional as soon as possible.
Do you offer drain repair or relining services?
Yes, we carry out full drain repairs, patch lining, and pipe relining without the need for costly excavation. Our no-dig technology allows us to repair cracks and leaks internally, saving time, money, and disruption. For more serious damage, we can also replace sections of pipework or carry out full system upgrades using durable, modern materials.
How often should drains be cleaned or inspected?
For most homes, we recommend a professional drain inspection every 12–18 months. Commercial properties, restaurants, or older buildings may benefit from more regular checks due to heavier use. Routine CCTV surveys and maintenance cleaning can catch small issues early, prevent blockages, and extend the lifespan of your drainage system.
Do you work with commercial properties?
Yes — we work with businesses, landlords, letting agents, schools, restaurants, offices, and local councils across East Anglia. Whether it’s routine maintenance, a large-scale drainage survey, or an emergency callout, our team can handle it all. We understand the importance of minimal disruption to your business operations and aim to complete all work efficiently and discreetly.
How much does it cost to unblock a drain?
The cost varies depending on the nature and location of the blockage. Domestic blockages are often straightforward and can be cleared quickly, while more complex or external issues may require additional equipment. However, we always provide a clear, fixed-price quote upfront before starting any work, so you’ll know exactly what to expect. There are no hidden fees or unexpected extras.
How quickly can you attend an emergency?
In most cases, we can be with you within 2 hours, depending on your location and traffic conditions. If we cannot attend immediately, we have engineers who are on standby 24/7 so we can always offer to attend same day, even after hours. Our phone lines are open 24/7 so day or night, we are here to help.
Can we help prevent future blockages?
Definitely. We offer planned preventative maintenance (PPM) packages for both domestic and commercial customers. These include scheduled inspections, cleaning, and minor repairs to keep your drains flowing freely all year round. We’ll also provide practical advice on how to care for your drains, such as avoiding the disposal of oils, wipes, or food waste down sinks.
